Default new homes sold a month

How many new homes do you think are sold a month in the Villages? Which do you think is more popular,regular homes, villas, or Patio homes?

I expect about 200-250 new homes a month. Probably more new homes sold only because not many people want to sell their homes and move?? My best guess.

I would say betweem 100 and 150 homes. I would say the most popular would be the patio villas but maybe I am saying that because thats what I bought.

Here are my thoughts.

A LOT of new homes are sold a month because NOTHING was south of 466A six months ago. Just think of all those homes.

And my guess is that designers are sold the most and the most popular designer of all I would guess is the Gardenia/Camellia/Begonia.

There are a lot of villas too. Maybe villas are the most popular???

Which model of each do YOU think is the most built???

The newspaper insert for new and pre-owned homes which is in the paper several times a week has the statistics on the back page.

Yesterday's edition stated that Properties of The Villages sold 3,680 homes in the past 12 months ... 2,282 new homes and 1,398 pre-owed homes. On average that equals 190 new homes per month and 117 pre-owned. These numbers do not include the MLS or FSBO listings, strictly Properties of The Villages.

I don't know what design is most popular now, but historically, the Amarillo, stetson, sunkissed, bouganvilla floor plan seems to be dominant in the pre-owned market. According to data on lyle gant's website there were 600 pre owned homes sold in TV in 2011, with the plurality, 241 being designers.

From the Villages information sheet:

HOMES
-The highest month for home sales was 400 /2010 averaged 200 a month.

FWIW - My non-scientific guess is the villa type home.

Little maintenance, moderate pricing.

Great information.

The most popular homes in The Villages? The Designer home. That is the largest part of each village therefore would be the most popular.

I'm not sure the most popular home in The Villages would necessary be the pre owned homes sold as they are homes people are moving OUT of, many times moving into another home they might like better.

And to even look at the homes being built now.... many of the NEW homes are being built by the designer and sold as new. If you notice, the outlying lots (lots with no one in their back yard, large lots, cul da sac, etc) are bought up right away. Then the developer goes in, builds homes and sells them. So it's hard to tell what is the most popular home being built.

Of course, I think it's the one I built.

Great info! Taking Villages and MLS sales together, that would average 190 new and 717 pre-owed home sales a month, or 907 homes a month total, on average. WOW. That doesn't include FSBOs.

It's also interesting that far more resales (ave. 600/mo vs. 117/mo) are sold by MLS.
