Default Travel/Vacation Insurance - Snowbird

I will be renting a home in TV for 4 months next high season and between the down payment and balance due 3 months prior to taking occupancy, I feel I should purchase some kind of travel or vacation insurance to protect my cash layout in case something might happen that would prevent me from going.

Does anyone have any ideas or sources for insurance?

What does your rental contract say about contingency situations? I rent my home during the winter and allow for a full refund if the house can be rented again. Not sure how others handle and not sure what type of insurance exists for this.

Several times we have used insuremytrip.com to purchase travel insurance and I'm pretty sure the policies covered any/all types of lodging. We did have to file a claim once and were promptly reimbursed. You can go their website or call them to find out your options.
