Default buying a new villa in Sanibel

We are doing along distance settlement so we are doing most everything with the Villages to avoid problems. Any recommendations for title ins. and homeowners ins?

We are new to Sanibel also and best price on Home Owners was through AAA.

why do you need title insurance on new construction? there are no past liens.
you don't need it.

That is exactly what I said when I bought my new villa in 2010. BUT, when I went to sell it (7 mos later) I was told I had to have Title Insurance in order to close. So, if you don't buy it when it is new (as I didn't) you WILL need to purchase it before you can sell it.

That is interesting, I was thinking the same about why do I need it when buying from the Villages. I guess we will get it now.

Buying it now doesn't mean that it won't be needed by the lender when you sell it.

That's true Gracie - BUT in my case, my Buyer was a CASH buyer - no lender involved.
