When you build a community like Stonecrest you have to have a storm water management system designed per St Johns Water Management. That usually consist of ponds to hold the run off from the streets and parking lots, etc. Stonecrest residents are responsible for these ponds always have been since day 1. They are not responsible for ponds that are strictly owned by the Golf Course. When the Developer sold the Golf Course the first time there were some changes to easements and I don't know if he transferred one of the ponds to the HOA or not. I do know we are not responsible for any pond that does not have storm water draining into it. Nothing new has been added since that sale which I believe was about 2 years ago. There was a recent sale between the second Golf Course owner and the new owner about 3 or 4 months ago. These people seem to have made a real commitment to the community. We also have some drainage that comes into one of our ponds that is used for storm water drainage from the Villages Historic side. You will hear about some nonsense and probably find a video with people complaining. It has about 25% truth and 75% nonsense and its about 2 years old I believe. People do not understand that the developers are in total control until they are finished with their portion. They never read the documents until they have something happen they don't like and then its a problem. The Developer is now complete and out of the picture as of last December. The residents now have it, all of it. Except the Golf Course and Country Club. These are privately owned.

The HOA Fees have been kept at $106 for this year. I got here in 2004 and the HOA Fees were $102. They sometimes go up about $1 per month. I would expect an increase next year since its been $106 for two years now.

If you are thinking about buying in the Community there are three documents that regulate Stonecrest, Declaration of Covenants, Articles of Incorporation, and the Bylaws. I would ask for a copy of all three. There are electronic versions of each. The other document that regulates communities like Stonecrest is Florida Statue 720. It will give you a good feel about the regulations in a community like Stonecrest.
