Could be lots of reasons. Maybe folks who lived there didn't like it and found someplace they liked better. Maybe some bought the homes for investment and then decided it was too much trouble. Maybe the owner passed away. Or maybe some want larger homes. Would be interesting though to know the stats behind the large number of pre-owned.
