I just sold my home in IL. It was on the market just about three months. What I feel worked for us was the price. We dropped the price almost $50K when I hit the three month mark. Just do a one time drop. Don't lower the price in increments. I think that shows desperation. Just do it once and make it substantial.
The other important factor is staging. There wasn't a pillow out of place; I used pink lighbulbs that gave the rooms a warm look. I played soft jazz. I had a small table in the foyer where I put the information about the house. Most times, your listing won't list every amenity you have to offer. Make a separate list for potential buyers to take. Also, have your agent print off the MLS listing so you can copy and leave. This is usually single page. I also put out a dish of candy.
Once I lowered the price; I had several showings and it sold within two weeks.
If you sell low, you'll buy low in TV so it all evens out.
