In the two cities where I now reside I am able to shop frequently at Trader Joe's and Costco. Both are great stores for different reasons. However, Wegman's and Central Market (Ft. Worth, TX) are incredible markets. Publix is also quite good IMHO.
Where I go the Trader Joe's are anchor tenants on strip malls. Anchor tenants usually get a lower rent per square foot because they bring in the business from which other tenants (and hence the landlord) may benefit.
As far as TV goes, probably the volume is not there compared to other sites where TJ's can readily locate. I read that the TJ's opening in S. Florida are within 100 miles of each other, probably for distribution purposes.
As far as a TJ store within TV, the developer, from what I have read, gets a big cut of gross sales on top of a base rent. TJ's may not go for that, especially when it has opportunities to more profitably locate stores elsewhere.
