You can check out all of the new and used homes for sale by the Villages at http://www.thevillages.com/homes/homes.htm. A little less than 2 months ago the new homes were all listed with discounts of varying amounts. There were about 148 homes then if memory serves me. Now there are 118 and it does not look like they have added any homes to the list. This has probably been an abnormally slow period for them.

I watch the recently added homes on the preowned page and I would guess they add between 25 and 30 a week. The total number for sale has not varied too much over the past 3 or 4 months.

When I was house hunting years ago in another city I watched the MLS numbers. Occasionally you can learn how long a specific house has been on the market and since the numbers are assigned sequentially you can start to get a feel for how long any house has been on the market. The lower the number, the longer on the market.

Since the villages uses there own VLS number instead of the MLS number used by the rest of the realtors it will be a little more difficult. The number can be misleading if the house was on the market for a while, taken off the market and then re-listed.
