As retirees, our needs are much different now. We live in smaller homes with less storage for the most part. We usually don't buy in bulk. I agree warehouse stores have some items that are attractive to us, most of which are non perishable goods, paper goods, toiletries etc. But our shopping needs are not what Costco depends on. And if the Villages were to double in size, we would add 100,000 more residents that do not fit the demographics.
I have nothing against Costco, for those who want one, I hope you get it.

Great post, totally agree. Thinking this through, I would guess that a better location might be closer to Ocala or down on C301 nearer to the Florida turnpike. Then they aren't relying on seniors with smaller homes as their customer base.
