I agree. I preferred a new home in a new area. Top to bottom in TV is not far. My other concern (just my opinion/concern), there are more run-down homes in the historical area, than in the new area. (don't hammer me, just my observation and future concern). Hate to have a new home next to something +20 years old. Just me.
