1. Have The Villages build up your lanai floor to be level with the interior floor, so you don't have the dreaded step down from house to lanai. It's very expensive and disruptive to build up the lanai floor after closing.

2. Require a full apron driveway in front of the golf cart garage. The severe angle they usually pour is hard to negotiate.

3. Require a radius entryway side walk. The 90 degree right angle they usually pour is not user friendly.

4. Be thoughtful about the drawer hardware and knobs you want. You can go through a few houses in the process of being built and find a style you like. Note the house number and street. Tell the designer you want the same style.

5. If the designers are still using Whirlpool appliances, I recommend the Gold Series.

6. It really is possible in some designer models to add a private bath in one of the secondary bedrooms. You'll never regret having that extra bathroom.

7. I recommend a shower instead of a bathtub in the guest bath.
