All pertinent information (such as Rules & Regulations, etc.), as well as all updates from the time the seller purchased, are to be handed over to you by the seller.
It doesn't matter that they were a FSBO. They also should have provided a "Seller's Disclosure" for you to look over and sign.
By law, they are required to turn the docs over to you. If they do not have them, they still have to get them to you by closing, at the latest.
However, you should have had an opportunity to look all documents over before you signed a contract.
Call the attorney or title company who is doing your closing. Tell that person that you want the documents NOW. If the seller cannot provide them,
THEY will have to pay for them. Do not close until you have them.
