My suggestion re purchasing a pre-owned home is that you pass on hiring an attorney and just be sure to have a good Title Company and Title Insurance; the title company will conduct our closing and provide you with all paperwork. Beyond that I also suggest that if you a re purchasing a pre-owned home which includes any furnishings/appliances - and you want to keep any of that furniture/appliances - please take photos of all pieces that are included in the sale. Friends of ours arrived at their walk-thru prior to closing on their pre-owned only to find out that the owner had swapped out the new refrigerator that had been in the home for a much older and more used refrigerator! Friends said they were not closing unless the situation was corrected; and they held to that, despite the sales people's disbelief! Resolution was that the two real estate sales folks kicked in the cash for an 'appliance adjustment' amount that was satisfactory to our friends...the owner was having nothing to do with her misdirection!
