Basically we haven't even found a place yet. We're coming down next week, renting for 2 months in order to make a choice, and then we are going to buy something. Not even sure if it will be a Villa but they seem to be most plentiful and many are within our range.

I needed a ballpark idea of what costs would be if whatever place we find would need that kind of work sooner rather than later. Since we aren't going to take a mortgage our "cash on hand" will be limited so we need to know how to allocate funds from our sale up here.

It sounds like you will be buying the house for cash, you could always take a home equity line of credit for any major repairs, at least under current rules this would be tax deductible.
Also, VERY IMPORTANT, if you get into the situation where you need to replace the roof or the A/C, get 3 estimates, and check the background of all of the contractors. This site will provide lots of additional advice.
