Purchasing a home in The Villages is somewhat different. If you are interested in a pre-owned home, you can submit an offer to the seller which they can then accept or counter.
However, if you're looking at a new home, the price you're given is the price you pay. Don't know if it's still true, but used to be that if you were interested in a new home, a 3 hour hold would be put on it so you could think it over. At the end of that time, sign the papers or give it up because there are people waiting who want the same house. Unless they've changed their way of doing business, it's take it or leave it, no negotiations involved. That includes a contingency for selling your current home. They want 20% of the purchase price within 5 days and have you closing within approx 30 days.
But once you get past all that and move here it's a great place to live!
