Well, there went giving them the benefit of the doubt. Such a shame since I know many would like to get away from using TV Property Management but don't feel up to trying to rent on their own.
From what I've heard from people here, learned from personal experience and from discussions with other TVers, it seems the best way to go is to rent out on your own and get good contractors or at least someone reliable to watch over the contractors for you. I know this has worked very well for some. Your biggest hassle becomes the advertising and negotiations with the renters (unless someone is a licensed realtor or the property owner, it is illegal to advertise the property or negotiate the rent). Everything else can be handled by your property manager, including greeting renters, checking property when occupied and empty, etc. I know this has worked well for my clients and for a friend of mine who also is a property manager.
