Gated communities (where access is restricted) have a number of issues that must be dealt with such as implementing and paying for security, and establishing a road reserve fund (since the roads will not be maintained by the county). If you are looking for a gated community, it would be best to consider a different community. Having lived in a gated community previously, it was immediately apparent to us that The Villages was not a gated community. There was no attempt made by The Villages realtors to convince us that it was a gated community. I suspect the realtors are content to let people assume that The Villages is a gated community. However, it should be apparent that this is not the case the first time you go through a "gate" and you are not required to provide a community identification card. Caveat emptor. The primary role of "gates" in The Villages is traffic flow control. Presumably, the cameras at the "gates" also provide vehicular information for law enforcement in the event of a crime.

I do wish that had been explained before we bought here. I'd think the new Fenney development could be made an actual Secure, Gated Community if no county roads go through it. That would make it very attractive to some of us.
