Villages agents are not Realtors, however, outside agents are.
There is a difference!

Villages agents can only show you properties listed with the Villages.
Realtors (which are affiliated with a local MLS office and a member of their local Board of Realtors in addition to the National Association of Realtors) can show you all and any brokers' listings.

If you want new, then you must go to a Villages' agent.
You cannot "deal" on the price of new houses.
Otherwise, a Realtor can show you all the rest.
In some cases the property might be almost new or hardly lived in.
