I have been renting a condo to people in another part of Florida for twenty years. I will say that renters expectations have increased dramatically over that time.
One lesson I learned during that time is that cheap is not cheap. In this situation a better made item will last 5-6 years while you will be lucky to get two years out of something that had a bargain price. The lower price item either breaks or shows it's wear much faster. People will not pay money to rent a place with broken or dingy stuff.
We are currently renting a designer while our house is being built. In this case, both the couch and love seat are recliner combinations. So from the OP's point that is a easy solution.
This house was finished in early 2016, and the high traffic items are showing some issues. With 600-1000 homes available to rent, I would not come back here if I were a seasonal renter.
