Took >18 months....Sept 06 until June 08 (with 3 months where it was off the market); lowered the price by 20% between initial listing price and final listing price. Offer came in $10K under the final listing price. Having had the house for 10 years it was still adequate profit and no need to be greedy so we took it. Glad to be done with it!!

Lesson learned...price it right to begin with and avoid a number of smaller price decreases. In my zip code, there are approx 100 houses listed for sale and only 3-6 go under contract each month...guess it was my turn.
