There is a one time $100 fee for your mailbox. If you will have (Sumter County Electric) SECO Electric, there is a one time customer set up charge of $40. Water and Sewer and the Amenity fee are collected by The Villages CDD and they did not charge a set up fee to start the account. The Villages Insurance Partners were very helpful with homeowners ins. but warned me about buying a resale with an older (original roof) as they would not be able to insure it....so keep that in mind. Check the local information about sink holes...there was a great map on this site, search for it. Last, ask your real estate representative if their office charges the buyer an administration fee. I never heard of this as a Jersey Girl, but in FL the seller often pays a fee to the real estate. Mine was $250.
