For $166K in Fenney you can get a 2BR 2BA Patio Villa with a 2 Car Garage. That's money in the bank. You know how many people would love to have a 2 car garage. Especially in Fenney I think you'll find those who don't golf or plan to golf buy in that village.
Owning two full size cars instead of a golf cart would be a great option for those, especially until a square is built or connecting cart paths are built, driving to a lot of Villages locations in a car will be the norm. Just going to the grocery store is a 5 mile trip that requires crossing SR44. Also Fenney lends itself to those who still work with it's access to the Turnpike and Orlando and to local areas such as Leesburg, Eustis, Clermont and Tavares.
This Topaz model has a freestanding Island similar to what you find in the Hommock Cottage that can easily seat 3 bar stools. Also the adjoining dinning area is vinyl flooring, that was one of the first things we did in our CYV, remove the carpeting from the dinning area. Here it is already done plus your W/D is inside the home. The front foyer has a much larger area before the carpeting starts. It appears they've looked at their two patio villa models, the Colony and the Cabot Cove and took the best parts of some cottages and put them into these new designs.

As far as staying in your budget. We purchased in 2011 and was all set to buy a new 2BR Cabot Cove patio villa in Buttonwood for $140K with vaulted ceilings and white kitchen cabinets and with a Dutch Roof, which I really like. We had sold our home in the north in one day, so I called my salesman Tony Trussler and was going to buy over the telephone. We had just returned from a week's stay and with these style homes you can only buy from existing inventory. That's when Tony told me a new 2BR CYV masonry construction and fenced yard was available for only $17K more, it had been reduced from $169K to $157K one village further south. We thought about it and even though though it was a little more, the reach was well worth it.
