Greed has nothing to do with it. The "Developers" have given us this wonderful place and spent lots of money that really didn't need to be spent.
It's called "Economics 101". If they are asking $2000 per month and someone is willing to pay it then their asking price is on target. If they are asking $3000 per month and no one is willing to pay that, it stays empty for a long time, they bring the price down.
