My CYV community was built in 2011, they are masonry. You do not need ARC approval for a garage screen. There are 3 different styles. I chose the horizontal sliders. They are cheaper about $800 installed, and if you're in the yard a lot washing your car, landscaping, etc. You can go in and out of the garage and just slide one 3' section and close behind you. Otherwise bugs, lizards, snakes could get in without you seeing them.

The other two are the motorized vertical screens. One is the housing sits at the top of the garage exterior and rolls up the screen. They normally sell for about $1600 to $1700 installed. The negative would be most people won't go through the effort of raising and lowering everytime you go out or in. Chances are if you in the driveway or the yard, the screen will remain up.

The other system has the motor hidden inside the garage and actually has tracks that are attached to the existing tracks. The door will return to the it's normal resting track and the screen will move above to an additional track of it's own. The screen are also more in the appearance of the garage door with sections. I think that style is the more attractive of the two, those units normally run about $2000.

These prices are for a CYV with a 12' garage door. A 16' two garage door may cost more.
