I had a property manager who rented our house who did not do any checking, and the renter moved in and didn't pay any rent after the first month. Florida law protects renters. It considers a rental house as their residence and you have to go through a lot of time, money and trouble to evict them. In our case it took 4 months...and a loss of 3 months income, plus the damage they did.
