As far as falling home prices go, by the time we or our estate has to get rid of our home purchased in 2013, there will be a lot more homes in TV than retirees to buy them !! Not that it will really matter in 20-25 years , at 85-90, if we make it that long it will be my children's decision, and any sale will be a windfall to them. Que sera sera.... Enjoying TV to the fullest until such time comes
