There is always liability if you are renting out your place. I have 2 houses I rent, both with carts. The liability thing is WAY overblown. You should have a good personal liability umbrella anyway - they cost about $7.00 a month per million dollars....
If you are really worried, you can get renter golf cart insurance from the Villages insurance.
Believe me - Golf Cart MAINTENANCE is a much bigger issue. Amazing what can go wrong with a cart when renters are driving it.
My take - good luck renting it without a golf cart.... you will have to drop your price VERY low. Nobody wants a place without one.
