If you buy in an established community, you know what you are getting. In a 'growing community' you might be surprised with what eventually happens.
On the other hand, in my opinion, a lot of the resales north of Route 44 are greatly overpriced and they sit unsold for weeks. The reasonably priced houses sell very quickly.
