We learned the hard way, always go or call the planning department of the city that owns the land. Find out the zoning of the land in question. If its zoned commercial, you can expect shopping, restaurants, etc. If its zoned high density, you can expect potential apartments. DO NOT rely on a realtor for the full details!
Its your purchase, you be the researcher. Well worth the time and effort.
