Default Deed restrictions?

Hubby and I are planning on moving to TV in 18 months or so. We're concerned about deed/zoning restrictions on the homes a/o neighborhoods. Where we live now, there are so few, it might be hard to adjust to a long list of "can'ts" and "don'ts". Is there a website that will give us the list of restrictions before we commit to the purchase of a home? We wouldn't be happy to make the move and then find out there's little freedom to do what we'd like to do on our property.

I understand pets are allowed. We have a Springer Spaniel who is the official squirrel-chaser for the neighborhood and does a good job of keeping them out of our yard, the neighbors behind us and the ones on each side. No one minds because they don't like the squirrels emptying the bird-feeders either.

We realize her habit might not be as welcome at TV, and realize we'll have to keep her in our own yard. Is there a restriction on installing an "Invisible Fence" for a dog rather than keeping it tied on a leash? That's how dog-owners solve the problem in Wisconsin.
