District 6 if for no other reason CDD6 falls under PWAC so risk is spread out if something major happens. For example, the sink hole in CDD4 has will cost them nearly $1M when complete and will be absorbed by CDD4 residents only, this past year they saw a 30% increase in their maintenance fees to cover the current cost and more is to come. In CDD6 those costs would be spread out over CDDs 5 through 12 (soon to be 13).
The other consideration is the home in CDD6 will be about 10 years newer so there is more life left in the mechanical systems - AC unit, HW heater, etc. Also roof will be newer.
Obviously both homes will have their pluses and minuses but the newer home will have a lower initial maintenance cost.
