We just sold our house in Wisconsin on Zillow, very good experience. Sold in 4 days, had an open house the day before the offer. We used an attorney for closing who was very sharp and the title company did the closing. The attorney was excellent in representing us in the negotiation. We ended up doing a one party listing with a realtor but she cut her commission from 3% to 2% as we told her we didn't really want to work with a realtor just yet but they could work the commission into the offer. Saved a boat load. The one thing you may have to negotiate with potential buyer is price for them to hire an attorney as it would have otherwise been free for them. I highly recommend it! Most buyers come pre-qualified these days but you have the right to ask them if they seem interested. Their first step is to go to the bank for approval, assuming it appraises out. We did our own market comparisons going back 6 months on Zillow and Realtor.com but ultimately hired our own appraiser before listing so we didn't under or over price it. Glad we did, we got $5-10,000 more then we thought we might so well worth the $400.
