Good points. I am always suspicious about noise when I attend an open house and the agent has music playing. Also, a pool pump located near the master bedroom will be noisy. Also, they are now building a lot of new houses that are very close to the Florida Turnpike.
Some houses are located in Fruitland Park (Lake County) or in Wildwood (Sumter County). If so, your taxes will be higher.
Most people consider a west facing lanai to be a bad thing.
Some buyers seem to think that the agent is working for them, so they ask for opinions and advice. But, the agent is working for the seller, not the buyer. Almost anything they tell you is designed to sell the house.
