As the OP, this is the results of my refinance efforts.

I spent extensive time on line "applying" since it is the only way to get info. I found most of the offers about the same with slight variance in fees.

The best offer was from lower.com (Lower is a DBA of Homeside Financial, LLC.) who had a Florida promo going on. The offer was 2.75%, no out of pocket and added about $3,200 to my mortgage balance of which I should get about $600 cash out at closing. Hopefully closing late August (this month). Bear in mind that I could skip two payments, August and September since mortgage interest is paid in arrears which reduce the real cost. I did make the August payment in case there was a glitch and it should come back to me at closing as additional money to the borrower.

A very thoughtful fellow Villager suggested I look at Costco Mortgage Program which I did. They would have been the easiest, but were not competitive against the above.

Also, if you do look online there is no obvious way to show your periodic withdrawals from IRAs (which you may need to do for "cash flow" since "assets" are insufficient). Include them in the pensions section or you might be rejected for insufficient income (I was once).

I am disclosing all this info to be helpful to any and all of you who might be looking to refinance.

And Finally, rest assured, it was the same drudgery as always.
