Exclamation Exhaust ducts left unconnected; refused to make repairs to professional standards

In January, Starmark Roofing replaced the roof on a house we purchased in September. As part of the purchase, an inspection was made by a certified home inspector. He found Starmark had left two exhaust ducts unconnected to their roof caps and laying on the insulation and ceiling.

The seller's agent contacted Starmark and reported the problem. Starmark spoke with the house inspector and agreed to do the repairs to accepted standards. This required that shingles be removed, a new roof cap with flashing and down pipe installed, underlayment placed over the flashing and shingles replaced.

Instead, Starmark simply inserted a tube into the roof cap from inside the attic with a flashing on the underside of the sheathing and sealed it with some caulking and inserted sheet metal screws pointing upwards into the sheathing. This is an improper repair and not to professional standards as it creates the potential for moisture to collect on the inside of the sheathing and under the shingles and underlayment. Moreover, it was just the opposite of the agreement Starmark made with the inspector as to the manner in which the repair would be made.

Following a re-inspection by the inspector and being told of the improper repair, Starmark said it was finished with the job and would do nothing further. This required the seller to hire another roofing company to do a correct repair in order for the house to pass accepted standards and for the sale to be completed.
