I don't think there is a bad area in the villages. I like new because it is a blank slate for decorating.
Actually, the area around Lopez was sold years ago when everything was priced lower.

Desired location will vary depending on one's lifestyle. Many couples only have one car and a golf cart, so it is desireable, particularly when it comes to resale value, to have easy golf cart access to popular activities.

If you like to go to shows at the Savannah Center, for example, I'm guessing a trip by golf cart from Hemingway would take you an extra 15 minutes more than the same trip from Caroline. If you wanted to play golf at Orange Blossom, the same applies - an extra 15 minutes already added to a ?25 -30 minute golf cart ride. A more central location allows you to go to all the places you could access from Hemingway by cart, whereas the Hemingway location takes some extra time to some of those places. If you like to play softball, you'd want to have faster access to the ball fields. Maybe you like to go to the movies at Spanish Springs - easy to go by golf cart from Caroline, but sure takes longer from Hemingway.

You seem to find your location ideal for the activites you participate in Gracie, which is great, but my post is a suggestion to buyers who may have interests different than yours. Fifteen minutes extra doesn't seem a lot at first, but if one is making mulitiple round trips per week it starts to add up, and can end up being inconvenient. It can also make the difference between being able to go by golf cart, vs. having to go by car. And it may impact resale value as well.
