Personally, I would never buy a house within 1-2 miles of a major highway where the back yard faced the highway. I would not want to be along Morse or Buena Vista either but that's personal preference only. My advice would be to trust no one's opinion and visit the house (or area) where are thinking of purchasing and listen for yourself. Visit at different times of the day to get a feel for what it's like and make your own decision. Everyone has a different threshold and only you can decide what is acceptable to you.

My house is one block from 466 and one block from Morse. I was afraid the road noise would be loud, but so far it hasn’t been a problem. It’s nowhere near as loud as the golf carts driving past, and I can live with that. I think all the vegetation soaks up a lot of noise, and the houses between my house and the roads act as baffles. I wouldn’t buy right next to either of those roads, but a block away seems to be far enough. I also have a patio that faces due West. I was worried about that, but there are trees along the golf course that block nearly all of the late afternoon sun by 3 pm.
