Yes, done several, swap the 220v electric cord, install new pipe fittings, pressure pop off drain line, new hoses and plug it in. In okieland I was on well water with pressure tank. Water heater might last 8 years there. I alway brought the 10 year warranty one and usually got freebie before warranty ran out. Hear, got have small expansion tank which added hundred or so bucks. I considered having 220V line ran to go electric.

Gas not that hard it don’t mind fooling with gas lines.
