A central Tankless works well in Flordia, due to the high-temperature inlet water temp. They save you space, giving you a new closet to store junk, where your old water tank was. BUT they will not make your kitchen sink water hot instantly. That requires a 2nd "demand tankless heater" in the cabinet next to the sink. Or a recirculating pump.
