Generally speaking, a vast majority of the new homes are located in the Southern Sections and the demographics of the Southern section vs those living north of CR 44 are the age of the residents.
A draw-back of living in the Southern Section is that you will need a car for many of your travels throughout The Villages. Although there is full golf cart connectivity in The Villages, you will need a car, especially to travel anything north of CR 466A. Traveling to any point north of 466A from the Southern Sections is not practical.
