I really don’t see any traffic back ups here unless a wreck has occurred. And waiting one or two minutes for a light or to get through a roundabout, is that really a traffic issue?

Growth will occur here as you are living in a pro growth state, and you have choices. You can either embrace it and enjoy all the new amenities and offerings or just stay and be grumpy about the growth. I would rather enjoy what time I have left and be happy.
Not sure if an executive course is a good idea. Younger senior people are losing interest in Golf and have shorter attention spans so might not have either the time or the skill for a longer course. And the course itself must be harder and more costly to maintain.
