The results of these negotiations are part of your closing agreement. I am presuming you purchase agreement is contingent of passing a home inspection (this is the norm).

A home inspection and pest inspection is generally ordered on any pre-owned home sold in TV by a Properties of The Villages sales rep. I don't know if any of the outside companies do this, too. It is customary for the home inspector to call you to verify if you will be attending the inspection. They inspect for any "flaws" or "faults" in and outside the home that needs to be repaired. These items include cracks, broken seals, window operation, leaks, irrigation system heads, electric outlets, appliance operation, etc. It is money well spent. Congrats on the purchase of your home!

Thank you again as yes the Inspection call was for me to meet with them to go along with them while inspecting home. I did feel it kinda "awkward" that the TV sales Rep hired the company but (I think) it mentioned that the sell is required to pay ... up to 2% for repairs. Anyway just thought I'd run this by you and go ahead with Inspection as hopefully they will find $250 worth of "problems" justifying my expense. If not then maybe I'm still better off.
