We own our own router and pay for 25 MBPS download speed which is the speed we are getting. It is enough to stream 2 tvs simultaneously and surf the web. I'm thankful to an honest Xfinity rep who told me that I really didn't have a need to be paying for the faster speeds and he was right. I don't believe that owning your own router makes a different. My understanding is that the speed is controlled through filters prior to getting to the router.
