To support slate or tiles, the roof needs to be strong enough to hold that weight. I doubt it is an option for a Villages Home.
We tend to forget INFLATION. Fifty thousand 20 years ago is roughly a hundred thousand today.

There are areas in The Villages near Spanish Springs ( on and around Hacienda golf course) that have nothing but tile roofs. Also townhouses at Avenida Sonoma with tile roofs. All are concrete block stucco or poured concrete walls but probably have a beefed up roof structure and deeper footings .
