we bought pre-owned home 9/07. Village agent arranged with (with our approval) Lake-Sumter Home Inspections, Inc. to do the inspection--agent Ron Roosa. Cost at that time was $200. We were present during inspection--he was thorough--took time to explain certain things to my husband; i.e., how the irrigation timer was set, etc. Think it is "routine" for pre-owned home. One problem we just found out about not part of rt. inspection--Home we bought was built in 2004- we were 4th owner and first to live in house full time. Moved in 10/07. For about 6-months or so, noticed some type of plumbing problem--having to use plunger on toilets every couple of weeks. Then noticed when bath water or washer emptied you could hear "gurgling" in toilets, etc. Husband dug down to the sewer pipe as it came from house--on corner of house--found that the pipe was crushed; infact, a huge piece was out of the top--therefore, grass, roots, etc., had grown down into the white pipe and blocking it. guess it took someone living in house full time before problem became noticeable. He thinks it was done when irrigation was installed--these pipes are under the sewer pipes. He repaired it. Don't know "who" did it but they had to have seen the crushed pipe prior to covering it with dirt!!! Really shotty workmenship!!!
