It will improve south of 44, but the turnpike (even with the 2nd bridge) is a bag factor in access to golf.
Were all those golf courses there before the houses? I doubt it. I like golf too, but I liked the area south of 44 even more. THAT was more important to me and my wife as well as countless others who bought down here. If you live up north, why are you so concerned with what we have down here anyway?
