Long term unfurnished, landlord pays amenity, water/sewer, lawn care, and pest control.

Renter pays, electric, gas if available, internet/cable, renters insurance, and fee for resident ID.

Since 2010, Our 3 long term unfurnished rentals, had no less than 20-40 applications, per year. Never had an issue with renter, money, and upkeep of home.
We rented on our own, from a thousand miles away. Had a great home watch person, to keep tabs on everything, and get a problem solved in 24 hours, if needed.
