I think that is a good price on the appraiser. I have seen many in the $450 range. I agree with Kate. Always look to the bottom line in any deal. See if the buyer has any needs other than money. May want your lawn tractor or something like that. Factor in your feelings too. What will it cost you to stay another six months? How happy will you be if you have to spend another winter not in TV? What is your happiness worth per month? What if the market goes down more? Sticking to your guns to get your price may take another year, is it worth $10,000-$15,000 to you? In the current market getting within 90%-95% of the asking price may be a good thing. Only you can answer those questions.
