I couldn't ask my salesperson as I have not bought yet and will not put myself in the hands of a salesperson until I am ready to look much more seriously than at present.

However, I did send an e-mail to the main information address and asked the question. I got an answer from a salesperson and it doesn't match those last few answers at all.

I was told it is the bond and there is none in the portions of the Villages that are in Lake County. Since my finances will limit me to the manufactured homes area, that was the good news I sought.
