Anyway ... from The Villages website:
Introducing Middleton
An all-new community that will offer a variety of housing, shopping, dining and recreation, specifically designed to meet the needs of the families that serve and care for The Villages community. A new place to call home. The non-age-restricted neighborhood is designed to draw and retain the workforce that supports retirees in The Villages, with proximity to a new charter school campus.
Middleton CDD A will include about 2,480 acres and up to 8,280 homes, with a mix of housing types, designs and models.
Middleton is designed to provide a special place for those who work and serve residents of The Villages and our growing community. This community will feature homes that offer a variety of styles and price ranges, whether you’re just getting started with your first home or looking to expand your spaces. Our planning teams are also working with the renowned architectural firm, SchenkelShultz to expand The Villages Charter School. Together, we are building a second K-8 campus as well as an expanded state-of-the-art high school and athletic center.
Imagine a neighborhood where kids can ride their bikes to school and parents can leave their car in the garage and stroll to dinner. Our vision is to create a place where the folks who design, build and nurture the community can have a home where they can live, work, and play.
Watch the video starting basically at 4:43 in. of video "part 1." It's "Middleton being built by The Villages". I see no mention of there being a 55+ "section" of Middleton. Maybe I missed it.

And looking at the map, I don't see any way they're squeezing in 8200 homes into that space... But... I've been wrong before... Ask my wife!
